Architectural Control Committee & Covenants

The Architectural Control Committee is a group of residents appointed by the Board of Director charged with assuring that residents in the community adhere to the standards established by the Declaration of Covenants, Conditions and Restrictions of East Linden Estates.  All changes to the external appearance of the physical residence and the landscaping MUST be approved by the ACC before work can begin. This ensures that proposed changes conform to the style and theme of the community.
Working with the Board of Directors, the ACC has developed guidelines designed to help homeowners comply with the rules, restrictions and requirements on construction, maintenance and restrictions listed by the Covenants.  The Guidelines are designed to help the homeowner as they plan any changes or improvements to the exterior of their residence.
Prior to any work, the homeowner is required to request permission from the ACC to make these changes. A form is to be completed which outlines the proposed changes. It is then submitted to a member of the ACC, who will consult with the homeowner to determine if the changes comply with the Covenants. No work is to be started or contracted until the ACC has returned written approval back to the homeowner.

                          Covenants

East Linden Estates is a Deed Restricted Community, as such, homeowners and perspective homeowners are bound by a Declaration of Covenants, Conditions and Restrictions which sets specific controls over construction of new homes and improvements made to the exterior of existing residences.  Size and configuration, roofing colors and materials, exterior colors, fencing and landscaping are all addressed in the Covenants.

 The purpose of the Covenants is to ensure that owners will maintain their residence so that no  particular residence has a negative effect on surrounding property values.  At the same time,  homeowners are encouraged to decorate and landscape their residence in such a manner that demonstrates their own tastes.
